Who is the developer?
Ireka Land Sdn Bhd (Formerly known as Regalmont Sdn Bhd) is a wholly owned subsidiary of Ireka Corporation Bhd, a public listed Class A contractor with over 35 years of track record in the construction industry. Its construction arm, Ireka Engineering & Construction Sdn Bhd, is a MS ISO 9002 certified contractor.

 

Who will manage the serviced residence?
i-ZEN Hospitality Sdn Bhd, working in conjunction with a professional management company, will be appointed to manage the property upon completion, including the additional lease management and housekeeping services.

Are there any restrictions in foreign ownership?
No. Foreigners are permitted to buy properties exceeding RM250,000.
 

Can foreigners obtain local financing and what are the terms?
Local financing is available on a case by case basis subject to terms and conditions of individual banks. End financing are available to foreign buyers with loan margin up to 60%.

 

Will there be a strata title for the units?
Each unit will have a strata title

 

Is there a capital replacement programme for maintenance of the building?
Do I need to contribute to this?

Such contribution is already provided for in the sinking fund.

 

When is the second phase of the integrated development expected to commence construction?
Would there be disruption to the residents?

Development of the second phase will be in line with the market demand. Due care and consideration would be given to ensure minimal disruption to the residents during construction. The integrated development, once completed, would greatly enhance the value of i-ZEN @ Kiara II.

 

What is the expected maintenance charge?
The going rate for maintenance charges is currently at RM0.30 to RM0.40 psf. in most condominiums of comparable standard. Our maintenance charges upon vacant possesion should be around RM0.30 psf.
